Built by a plumber, run like it.

This started in 2020 with one licensed plumber and one van, after more than ten years working across Sydney. It grew into a team, and the three rules it grew on did not move: be there when you said, settle the price first, hand the place back the way you found it.

There is a fourth thing that matters more on old pipework than anywhere else. Say plainly when a repair is a patch. A line that has run out of capacity will keep failing, and taking money to clear it every year while knowing that is not a service.

Almost everything distinctive about plumbing here comes back to one thing: the suburb changed a great deal, and the pipework under the older streets did not change with it.

Ryde has more apartments than houses now

At the 2021 Census 43.8% of dwellings in the City of Ryde were high density and only 38.6% were separate houses, close to the reverse of Greater Sydney. It is a different place from the one these streets were laid out for.

The house streets came out of orchards

This was poultry farms and orchards until development took off in the 1950s. The brick veneer that replaced them is what most of Ryde's remaining houses still are.

So the drainage is roughly seventy years old

Earthenware, assembled in short lengths with a joint about every metre. The barrel is usually sound. The joints are where ground movement and roots do their work.

And it was graded for one small house

One bathroom, one toilet, no dishwasher, and a washing machine nothing like a modern one. That is the load the diameter and the fall were chosen for.

Meanwhile the houses kept gaining fixtures

A second bathroom, an ensuite, a dishwasher, and on a lot of blocks a whole second dwelling plumbed into the same line. None of it came with a drainage upgrade.

So a second failure gets filmed

A one-off is just a one-off. The same line going twice is a capacity question, and a short camera run settles it rather than committing you to a clear every spring for ten years.

A bathroom, an ensuite, a granny flat. On a postwar block that single answer explains a surprising share of what we get called out to.

The price is settled first

A number goes to you before work begins, and it is the number on the invoice. Should what we uncover change the job, the revised figure needs your approval before we go on.

We tell you when a fix is temporary

Some clears buy a season and no more. You hear that beforehand, not once the invoice has been paid. On pipework this old it comes up more weeks than it does not.
